As a HUD certified comprehensive housing counseling agency, we can assist you with all loss mitigation tools, including short sale and forbearance agreements to avoid foreclosure.

Through the Individual Development Account (IDA) program, low-to-moderate income families have the opportunity to become homeowners.  This program offers qualified participants incentive savings matches, financial literacy and money management education, staff support, and individual financial counseling to make asset accumulation and home ownership a reality.

Clients enrolled in this program are required to deposit a minimum of $50/month into their IDA account which is established in conjunction with CCCS.  This program has a minimum 10 month participation requirement.  CCCS offers up to $5 for every $1 contributed by the client.  A client maximizing contributions would have $25,000 toward down-payment and closing costs for their new home.  In addition, those funds can be used in conjunction with the down-payment assistance funds available through the City of Las Vegas.

Full participation in this program may provide up to $32,400 for down-payment and closing costs.

Basic Eligibility Requirements

  • Annual household income, calculated pursuant to HUD Section 8 Rules, may not exceed 80% of the median family income as prescribed by the HOME investment Partnership Program. For example, within Clark County, the median income for a family of four is $48,100 (2008).
  • Participating households must be enrolled in an Individual Development Account (IDA) program or participate in a Family Self-Sufficiency program (FSS program) through their local public housing authority.
  • IDA program participating households must save for a minimum of ten (10) months.
  • Participants must successfully complete a home buyers counseling program.
  • Subsidy must be used only toward down-payment or closing costs in conjunction with the purchase of a housing unit to be used as the home buyer’s primary residence.

Applications are processed on a first come-first serve basis, providing the buyer has satisfied all requirements. Funds are subject to availability.
